Beware!
- The land should be more than 6 (six) perches in extent.
- The plan of the land should have been approved by the Urban Council within a period of 10 years.
- Whether the extent indicated in the plan exists physically.
- The land is not proposed to be acquired or allocated for a development purpose.
- If a land falling under the category of paddy field, meadow or marshy land has been developed, obtain clearance certificates from the relevant institutions .
- Whether there is natural drainage in the land if so whether it is connected to main drainage system.
- Ability to manage storm water.
- Whether there are steep slopes caused by the removal of earth at the boundaries of the land or whether there is a possibility of such slopes being created as a result of the activities of the owners of adjoining lands.
- Whether there are high tension powers, pylons, communication towers within or over the land.
- Whether it is in a reservation set aside for rivers, canals, rocks or major drains.
- If the access roads to the land have not been physically prepared, whether there is space for construction of such roads without hindrance.
- Whether the minimum width of the access road to the plot of land is 10 feet and whether vehicle turning points are available.
- Whether the width of the access road is in compliance with the regulations of the Urban Development Authority as per the number of plots of land.
- If conditions are set out in the approved lot plan, whether they have been complied with.
- Whether there are physical obstacles in the access road (Eg: electricity and telephone poles, large rocks, drainages, parts of houses etc) leading to the plot.
